Who restores homes in Malibu after water, fire and smoke damage?

LA Home Restorations is a restoration company based in Malibu, at 22223 Pacific Coast Hwy, and open 24 hours, every day. We do home restoration after water, fire and smoke damage: water damage restoration, soot and ash cleanup and full rebuilds, so one company stays with the job from the first visit to the final finishes.

Most water damage in a Malibu home starts inside: a supply line under a sink, a water heater, a washing machine hose or a roof that leaks only when the rain comes. Damp sea air slows drying, so wet wood and drywall near the coast can stay wet behind a wall that looks dry. Malibu is different under the floor too: the City relies on onsite septic systems for most of its wastewater, so water that comes up through a drain may be wastewater, not a clean leak.

Malibu homes have the ocean on one side and the canyons on the other: salt air and coastal humidity below, fire and, in heavy rain, mud and runoff above. For a leak, rain through the roof or a window, fire or smoke, call (866) 396-7622 and we will come out from our office on Pacific Coast Highway to see the damage.

What we restore in Malibu

Every job starts with a visit to see the damage.

  • Water damage restoration

Leaks, burst pipes and rain through the roof or a window in Malibu homes: we look at where the water came in, dry the structure and repair it.

  • Leak detection

Hidden leaks in Malibu homes, found with moisture meters and thermal imaging before anything is opened.

  • Mold remediation

Mold behind walls, in closets and after a leak in Malibu homes: we find the moisture, remove the mold and dry the structure.

  • Storm, flood and mud cleanup

Flood water, mud and sewage or septic backups in Malibu homes: we clean up, dry and repair, and we tarp roofs and board up openings after a storm.

  • Fire damage restoration

After a fire in Malibu, we remove burned contents and materials from the rooms we clean and take off the soot.

  • Emergency board up

After a fire or a storm in Malibu, we board up, tarp and fence the home first, then restore it.

  • Smoke damage restoration

Smoke odor and fine ash in Malibu homes, including homes the fire never reached.

  • Rebuilds after a fire

Full rebuilds in Malibu, from new framing to the final finishes.

  • Documenting the damage for your claim

We document the damage, write our estimate and can bill your insurer directly. Coverage is always your insurer’s decision.

What is different about working in Malibu

The things a homeowner here would recognize, and why they matter after water, smoke or rain.

  • Pacific Coast Highway and the canyon roads

Pacific Coast Highway runs the whole length of the city, and mudslides have closed it repeatedly. Malibu Canyon Road and Kanan Dume Road have also been closed by slides.

  • Malibu Creek and the lagoon

Malibu Creek drains a watershed of about 109 square miles through Malibu Canyon and Malibu Creek State Park into Malibu Lagoon, so water from far inland reaches the coast here.

  • Septic systems for most of the city

The City of Malibu describes onsite wastewater treatment systems, once called septic systems, as the majority of its wastewater infrastructure, and every one in the City needs a permit.

  • The Franklin Fire evacuation area

The Franklin Fire evacuation orders covered the strip between Las Flores Canyon Road and Corral Canyon Park, and Pacific Coast Highway was closed between Topanga Canyon Boulevard and Kanan Dume Road.

  • The January 2025 flash flood warning

On 26 January 2025 a flash flood warning covered Malibu near the Franklin and Palisades burn scars, with flooding along Pacific Coast Highway reported in the evening.

Fire history and rain risk in Malibu

The Franklin Fire started on Malibu Canyon Road in December 2024 and, according to CAL FIRE, destroyed 20 structures and damaged 28. The Palisades Fire in January 2025 then burned into Malibu as well, and LA County Public Works lists Carbon, Las Flores and Tuna canyons in its Palisades burn area.

Burn scars shed mud and debris when it rains hard. In January 2025 a flash flood warning covered Malibu near the burn scars, with flooding along Pacific Coast Highway. NOAA’s October outlook says a strong El Nino is likely this winter, with an over 83% chance. A strong El Nino does not guarantee heavy rain in Los Angeles, but it makes it more likely.

Questions from Malibu homeowners

Straight answers to what people here ask most.

Is there a restoration company near me in Malibu?

Yes. LA Home Restorations is open 24 hours, every day, and has its office at 22223 Pacific Coast Hwy in Malibu. We handle water, fire and smoke damage and rebuild what cannot be saved. Call (866) 396-7622.

Do you restore homes damaged by the Franklin or Palisades fires?

Yes. We clean soot, smoke and ash, dry what the firefighting water soaked and rebuild what the fire took, and we document the damage for your claim. Coverage is always your insurer’s decision.

Do you handle water damage in beach houses along Pacific Coast Highway?

Yes. Our office is on the highway itself, at 22223 Pacific Coast Hwy, and we come to homes from the beach to the canyons. Damp sea air slows drying near the water, so we dry the walls and floors, and they should not be put back until the materials are dry.

What should I do if water comes up from a drain in my Malibu home?

Keep away from it and stop using the sinks, toilets and washing machine. Most of Malibu relies on onsite septic systems, so call your septic service first to stop the backup, and photograph the rooms the water reached before anything is cleaned. Then call us: we clean up sewage and septic backups, sanitize the rooms and dry and repair what the water reached.

How can I get my Malibu home ready for a strong El Nino winter?

Clear gutters, drains and the path water takes past your home, keep sandbags ready where water and mud could reach a door, and photograph your rooms and belongings so any claim starts with a record. LA County Public Works posts burn-area forecasts before storms.
